about a call

i got a voicemail today from a preforeclosure. he was selling himself and sale fell through. he ows 60k and about 9 k in fees. house is worth 110k . his court sale date is the 26th of this month. i verified all his info and have been trying to call him back relentlessly all after noon but have been getting a busy signal.

shoul i have buyers/ inverstors lined up before had for situations like this. i dont have the cash to bring this current my self. I know a lot of investors put up we buy house signs. what is the best way to prescreen them to know who has the cash to buy and who is actually going to flip to someone with cash.

    if you can't reach him buy phone, go to his house, see how motivated he is and how much (if any!!) $$$$ he wants.....then if it's still sweet, pass it on to an investor

    i was thinking the same thing. still cant get through to him, but he sounded real desperate on the phone. i am going to try and reach him through out the day tomorrow from work. that could be tricky. he is about 1.5 hours away. we're on opposite sides of phoenix.

    motivated, any advise on screening investors/ "we buy houses" signs? it 2 weeks enough to do something?

    will lenders extend the sale date? i heard if you get the deed you can call them and say you werent served and they ll extend the date? any truth to that??

    Where is this house at? Maybe we can work together on this one? I'm in Scottsdale and work around I-17 & Beardsley.

    As far as screening investors, just ask them what they are looking for. Area, price range, % under FMV, etc.

    Yes, you should have investors/buyers lined up before hand if possible. In fact, I'll start running ads next week for houses I don't even have so I can build a buyers list.

    Lenders will extend the date if you have a serious offer into them. Maybe a short sale?

    Do you have an exit strategy? Straight sale? CFD? L/O? Will they owners give it to you sub2?

    spoke to the owner tonight. not that motivated. still lookin @ getting FMV with about 10 days to auction. told him to call if anything changes.
