I passed this foreclosed house the other day that looked a lot like Herman Munsters house. I called the number on the sign in the window. Guessed the guy wasn't going to call me back, but today he did. He says he is an agent and he works strictly with foreclosures. We talked a minute or two, and I asked him if he ever got lines on pre-foreclosures.
Well...YEAH!! He tells me the lenders always call him well before foreclosure proceedings begin to see if he can find a buyer to bail the homeowner out of their situation. Needless to say, I made a new friend today.

    Just for kicks, check and see if he is really the designated broker. check the MLS and see if the listing is in his name. Check the Realty Board or the Dept of Real Estate and see if he is licensed.

    If all checks out. You have a hell of a good state and I would like to www.move.Cause thats is what an enlightened lender should do.

    That's considered insider information.

    I've never heard of a mortgagee routinely calling a broker with referrals while the property is in preforeclosure, or foreclosure.... unless, and only unless the mortgagee has explicit, written permission from the Homeowner.

    Maybe there is a rogue loss mit rep somewhere looking for kickbacks on referrals...

    If I were a distressed homeowner/mortgagor and a loss mit rep disclosed confidential information about ME (even info as benign as a property address) I would retain an attorney, sue, and prevail.[ Edited by TheShortSalePro on Date 11/29/2003 ]

    I did ask him about the privacy issue and he tells me the homeowner and the lender have reached a mutual agreement before he can release any info to an investor/buyer. He tells me he's been brokering foreclosures for 28 years. He did say he deals with home owned banks (yes there are a few left), finance co's and smaller mortgage brokers, credit unions, etc...no major banks or lenders. They all prefer the short sale method.
