Properties Unlimited LLP

I have filed and registered in the 'State of California a Limited Liability Partnership in the name of Properties Unlimited of Los Angeles California. Lucius Foster is the General Partner and assumes of course all Liabilities.

I divided it up into 80 partnerships of which there are still available 34 partnerships..

I wish to sell those Partnership Interests to persons on TCI. The price is $2,500 each. My reason for restricting the offering is I want Partners who are really interested in Real Estate and would be willing to be employed Salery, Bonuses and expanded Participations as the activities expand from Los Angeles to all over the United States and then onto selected cities in www.Europe.TCI participants are present in most of the states and are especialy qualified to oversee the erection and sales of such houses in their areas of residence.
It is my intention to create single family houses by combining these containers into various designs, 3 br 2 ba, 2 br 2 ba plus office. 2 br 2 ba with walk in closets. etc. etc.

The designs will follow the modernistic style made famous in the 1950's in the Case Study Project . Of particular interest is Case Study 22 an all steel house designed and built by Pierre Koenig. in the hills of Hollywood.

An upsurge of interest in Modernism which is the dominant aesthetic in Western culture. Makes this project especialy timely.

The beginning projects will follow the procedure utilized once before in 1960 when Lucius Foster built six modular houses on unbuildable sites also in the hills of Hollywood. All of those houses of Modernistic design sold prior to completion of www.construction.The AIA awarded a prize to Lucius Foster and Dick Banta, Best Hillside House 1960.

The Procedure in this instant calls for the delivery on site of the required three 40 foot long modules and one 20 footer. The first house will be completed by crews on site.

This procedure will be followed for the first 30 houses. At the end of that period we may procede to the next phase which is the utilization of a semi mobile factory which will complete all fittings and www.interiors.In response to the selections of the Buyer Client. The completed sections will then be delivered on site, placed on foundations. Utilities hooked up. Light landscaping and plot improvement, then sold.

At the end of the first 30 houses Properties Unlimited will dispurse to each investor per share an estimated profit of $23,000 based on Letters of Intent to Purchase on hand this date.
The Partners will then be asked if they wish to continue in the Partnership. At their election they can reinvest their $23,000 and continue. It is contemplated at that point an Initial Public Offering will be undertaken. At the conclusion of which Properties Unlimited will then be a Public Company Trading its Stock on an Exchange. It will then go National. The then Partners will be offered their Areas in which to handle all construction and sales. Sales offices (situated in Containers) will be furnished and each partner will be entitled to an overage fee of 6% of profit on each sale.

Within 12 months of this level of operation the first overseas location will be selected. Liverpool England (Anfield) Counsel Houses are being torn down and infill lots created. It is on those lots will be erected our first overseas built houses. The designs will be modified to bring them into conformation of lot sizes etc.

The present unbalance of trade is creating enormous surpluses of ISO containers in the United States. Our analysis is that currency corrections will occur somewhere 24 months from date and thus this situation will be duplicated in England and Europe. Perfect for our purpose.

An additional consideration is that Properties Unlimited is going to attempt to maintain ownership of all land used and will merely long term lease the land to those persons purchasing the properties. Leases are contemplated for periods of 40 to 50 years. Consideration is projected at $60 per month. In those houses built to solve low cost housing problems the total payment monthly would be about $375. A figure unobtainable using existing methods of construction.

Remember the motto. Modernism the dominent aesthetic in Western culture achieved in an architectual entity simply obtained by www.Recycling.ISO containers.

Termite Proof, Earthquake Proof, Fire Proof, Bullet Proof (22&25 Cal) and they Float. The perfect housing for California and the world.

To obtain future capital the first 15 were sold approx. $125,000 each. Projected profit $97,000 per house.

The second group of 15 sold approx. $58,000 each. Projected profit $30,000 per house.

Properties Unlimited has negotiated a purchase of 3,000 containers. This was done to thwart upcoming competition from other builders. There are only a few hundred containers in the USA left.

A first time builder has begun the design and future construction of similar housing in the Pacific North West. He will of course be without containers once he completes his tenth house. He could pay full retail and this would drive his costs up to the point that he can achieve no profit. We have a lead so lets just follow the outline.

To buy one of the available partnership interests each of which (1/80), merely send your check in the sum of: $2,500 to: Lucius Foster Trustee 10623 Otsego St. North Hollywood Cal. 91601. Upon receipt of funds you will receive a Certificate of Partnership Certifying your ownership of the 1/80th interest. It is important that you correctly designate how you wish to hold title. Single Man, Single Woman, Married Man, Married Woman. Husband and Wife as Joint Owners. You must disclose your address and telephone number. Also a small statement if you wish to be involved in the management of Properties Unlimited.

The Limited Liability Partnership was formed with the intent of obtaining ISO Steel Containers to prevent further pollution of the Harbor Areas of the United States caused by the discard of ISO Steel Containers. At the same time to take these Containers and by combining them in various combinations to produce Low Cost Housing suitable to house the vast amounts of minimum income families now present in the larger populated urban areas of the United States. By utilizing proper architectual and engineering skills produce a house conceived in and expressive of the Modernistic Style of Design The works of Mies van der Rohe, Le Corbusier, Philip Johnson, Oscar Niemeyer and Knoll are expressive of this movement and the new creations of Properties Unlimited will all be within that dimension.

    I love this project and I've been reading every post you put up about it. Unfortunatly I'm strapped for cash since I just "invested" in trying to become a realtor. Do you take installments? .

    Time line. Estimated date of completion first 30 about 8 months from start. Start Jan. 04. However it is impossible to be totaly accurate so outside say 12 months.
    Profits are projected including full solar panels for electricity and hot water, I am installing the two systems. I figure that if your earnings are as low as the families for whom these houses are designed, every little bit helps. Besides I really like it when the whole town goes dark and here is a little 1400 sq ft hse shinning away. Now thats fun.

    However as fate has determined, I am in cold and snowy Philly while you bask in the dreams of container homes in sunny LA...

    How can we bridge this gap (maybe your next venture) so that I may be able to get more information from you?

    This sounds like a train I don't want to miss and I would like to do my "due diligence" prior to investing in any deal. I believe even you offer that advice is in at least one of your 558 posts.
