My question(s) is about the timing and schedule of a building project. Here's the scenario. 3 parcels for sale zoned multi-family, can fit up to 5 single family homes on the 3 sites. Hill side site which will require extensive excavation and ground work. We are in the very begining stages of planning, purchasing, and proposing a solution for this site. Assuming all goes well what is the typical time frame for such a project? Meaning, how long for architectural design and drawings, how long for permits to begining of construction, and how long to build? I understand its hard to predict exactly but a ball park would be nice. Any other advice or things to consider would be appreciated.

    This is probably out of the ball park . I can only give you personal experiences. If you don't know the contractor you are hiring for any job, don't depend on their word for completing a task. Get a contract with a time limit and a penalty if they go over. Your site prep team can be hampered by weather, so he'll probably pad his time estimate. His timing will also depend on the equipment at his disposal. Our guy would probably take about two weeks to do five home sites for us that require excavation. Our architect is me. I draw it up and have it looked over and stamped by an approved architect. I'd allow a 2 month period for the plans with my architect doing it from scratch. The more sure you are about what you want, the faster the architect can do it because of fewer changes. Permits are usually easy to obtain IF you have everything else ready to present (e.g., completion bond, insurance, plans, etc.). Find out what they require before starting by talking to someone who really knows, not just a voice on the phone. Get it in writing. You'll have to pass inspections at different phases of construction too, which can cause delays. How long to build depends on the size of the construction company. We will guarantee completion of a 2500 sq.' or less house in three months, usually, depending on the plan, and can keep one a week going. Were your project my first, and I weren't a builder, I'd allow no less than a year to completion. Don't forget that financing can hold you up too, even waiting on inspections for the next draw.
