I noticed this is in the Building/Developing Forum... Hope its in the right area... I know we mainly talk about rentals and what not here at this site. but I was wondering if any of you have had experience with carwashes.? Profitable? to much overhead to be a big winner?? There is a parcel in front of a new WalMart on MainStreet here in town.. I think it would be a killer place for one... but again I havent talked to to many people in the carwash biz... AnyOne?? :-? :-?

    Do your own research.
    Does zoning permit it?
    What utilities,sewer,water are at the site?
    Is there a demand for car washing in the area?
    Are there other car washes in the area?
    Will you do automated/self cleaning/valet service?
    The land is the key, the business is the income.
    Which track do you want to take?
    I spent $745 last year on car washes.
    There were an average of 12 cars queing behind me every time I went.
    I think it is a great business. But look at Brushless Automated for less overheads in employees.
    Down under they are attached to nearly all the Gas Stations and they charge $2.00 if you buy when you fill up.
    It is $12-15 for full wash in DC.
    Talk to other Car Wash owners or employees to get an idea.
    Maybe even secure the lot when you have done your research and then lease the land to a Franchise Car Wash or Burger Chain.
    Remember McDonalds are not into just selling Burgers they own Real Estate all around the world.

    I've heard great things about them. Of course it all depends on how much you buy the land for. I'm not sure how much weather affects business. Up in your neck of the woods, there's a lot of salt to clean off of cars durring the winter....but at the same time, when it's 4 degrees outside it bites to wash them. Might want to look up a few owners up there and chat with them about the car washing business up there.

    One other thought....Walmart gets a lot of traffic, but do walmart shoppers was their cars as much? I don't know the answer to that one. (I use the hose in front of my house as much as possible, personally).[ Edited by hibby76 on Date 03/24/2004 ]

    with gas prices approaching 2.50/gallon in san diego, i can't afford $7 automated carwashes!!!

    Self-serve car washes produce a nice passive income. I am in partnerships on 4 self-serve car washes. Each has 6 bays with wands and you scrub your own car and 1 automated bay that washes your car. I would not do an attended car wash unless you want another J-O-B.

    CAR WASHES ARE GREAT! I have looked into them several times and can't seem to find financing for such a venture. If you have the means to do it, I would definatly consider one. I know a few people in the business locally and they make a hansom profit.

    WEll Im in the middle of gettin my first deal which is a duplex that we will be movin into... (our first house, sick of living on campus and payin rent) but i am also in the process of talkin to a couple different owner/operators...
