What Methods Do You Use To Check Out The Neighbours?

Its one thing to just check out one house in one neighbourhood but what methods could one use to actually get a feel for the neighbours? What if someone is selling the house due to a really nasty neighbor? Is there any way to possibly find that out? Any ideas? What has worked for you guys in the past?

    Nights weekends and holidays are best... during the evening... do drive by's and scope it out!

    knock on their door and ask what they think of the neighborhood ... you were thinking of buying the home for sale (next door, down the street) etc...

    Knocking is the best way to go. During the talk, ask about about the other neighbors. If they know names, it's a good neighborhood.[ Edited by SavvyYoungster on Date 10/22/2003 ]

    The main thing im looking for here is good neighbours for my tenants.

    Im trying to avoid any problems with some jerk neighbor giving problems and causing them to move out.

    I never tried it but what if you go to the local police department and ask them to give you a crime statistic of that area!? I think it cost about $35. I’ve read that somewhere can’t remember where?

    Never thought of that.

    But anyone on this site knows who the neighbors that are problems are in their neghborhood...whether it be the old lady that everything bothers her or the young punk kids acorss the street. if the cops were never involved it wouldnt show up though.

    Im thinking knocking and talking to a couple neighbors in the areas im interested in is looking to be the better option.

    Hey,

    One of the first things on your Due Diligence list is to talk to the neighbors. Go three houses up and three houses down. They will tell you all the "dirt" on the house. Use it for negotiations.

    If you are using the house for a rental, the neighbors are your "eyes and ears". They will watch the house while it is rented and they can also help you rent it. While you are renting the house, tell the neighbors you are renting, give them a run down on the house and offer them a $200 referral fee.

    Think about this for a minute: if you have a big FOR RENT sign in the yard, who are the prospects going to talk to first? They are going to go knock on the neighbor's door.

    The neighbors are also great for rehabs. I talk to everyone and give them my card and tell them if anything ever happens at the house call me or the cops. If they call the cops and some one is arrested they get a Reward of $500.

    Make the neighbors your friends!!!

    If I am not familiar with a neighborhood then I always speak with the local police. No need to spend money on a report. They will tell you everything that you want to know. Just ask.
