Wet Basement

sayana profile photo

Hi Everyone:
One of my rentals has a wet block basement. The water, it appears, comes from three of the four corners although the quantity of rain water is very limited, like a couple of gallons at each corner. Could anyone guide me to have it fixed at the lowest cost ?

    Sayana,

The first thing you may want to do (if you haven't already done so) is to try and find the original source of the moisture and try fixing the cause.

How is the grading of the ground outside the building, i.e., does the ground slope away from the building in those areas at a sufficient grade to drain the water away from the building? Are there puddles in that area when it rains? If so then, this can probably be solved by regrading the ground to slope away from the building and/or installing french drains to drain the water off.

Are there downspouts near those corners that are unloading water from the gutters that may need redirected to somewhere else?

If you don't have gutters, could you install gutters and remove the runoff from your roof further away from the building?

If this is just normal rain water and all of the above are not applicable, then I will defer to the more experienced construction people around here that can tell you what would be involved in sealing your basement walls.

    hth,
