There are several good books on Birddogging.
You should get the basic flavor from this forum.
Find your local RE Club and scout for investors, network with the group. Perhaps ask one to have coffee and interview them as to what they look for in a good investment. Then go looking for that type of investment. When you find something you think they would be interested in…

Obtain John$Cash$Locke's e-book called "Big Bucks Birddogging". You can purchase the e-book on this website. One of the benefits of buying the e-book is access to the birddog site "www.reibirddog.com. Also, start going to the library and become of the one percent of the wealthy people that have a library card and get great books on Real Estate. Happy investing.

At the club meeting, be active and talkative. Look for money partners and references for good CPA (who invests in real estate themselves), a good RE agent who works with investors, and an all round list of local investors who you could call if you have a question or need some help with a deal.
