Researching Market Trends

I have been poking around the US Census pages looking for population and employment trends in several different areas. I am having a hard time finding trends. So far, the only pages I have found show the data at the time of the last census, but no projections or comparisons with previous polls.



Have any of you found a good source for up to date population and employment trends in specific areas of interest? Is it best to go directly to city governments for the statistics and draw your own conclusions?



Appreciate any hints.

    I just recently finish listening to an audio book that recommends the census data, but if also recommends that you look up the specific areas and crunch the numbers for a period of time.

    I think that one of the ways to get this data is by either contacting a title company or a real estate agent that has access to the data from the title company so that they can provide with comparable properties fo the area you are looking to concentrate.

    There are some companies that sell this type of data in software packages for periodic subscriptions. Your local real estate agent would probably know more about that.

    I went to a few seminars before about hard money lenders and one thing I noticed is that most of them require that you get the property at 2/3 the going market price. I guess this leaves 1/3 cushion in case the going gets rough.
