Orlando, FL Area

I was wondering if anyone had an opinion on the Orlando, Florida area for rehabs? Anyone?

    I am confident there is money to be made on every parcel of property in america, providing you can purchase it right.

    The Orlando area is is as hot as you make it, you should have no problem locating buyers and sellers here.

    It is hot, but also very competitive. I would like to work in an area that is not so hot, but less competitive. Most sellers that you come into contact with have already spoken to several other investors, realtors, and retail buyers. Just yesterday I called on a FSBO sign and she said that she was selling to the highest bidder, the current high bid was 125k.

    Of course there is stil money to be made, but you have to be creative or a work hound.

    Considering I'm coming from one of the hottest markets in the US (Metro DC) I'm ok with the competition. To me it means activity and that's what I was concerned about.

    Is there a particular area of the Orlando market that is hotter than the rest? or conversely areas where there is no avtivity?

    I'm just getting started in Orlando as well and I second the notion that its very competitive here. Downtown is very intriguing because its going through the early stages of a sort of reneissance. I haven't gone down that way yet but there's also alot going on in the suburbs as well. Would love to network with anyone in the area. Good luck.
