Newbie Needs Info!

If I go to the clerk's office and find preforclosures will this sheet have any information on the liens that may be placed on the property?

I would also like to know how to contact the current lien holders.

Any information or advice would be greatly appreciated. Thank you confused

    it will just have info on the note that's in default, which will typically be the 1st mortgage, but sometimes the 2nd or even a homeowners' association (for monthly dues).

    Thank you so much for responding so quickly. I just have one more question for you. If I pull the title and see what liens are on it can I call the lien holder directly and try to settle the lien with them?

    Hi mkasper27,

    The folders at my clerks office does show the other leins on the property and that they ae inferior to the one that is foreclosuring. It is kind of a preliminary title search if you will. Your city may not have this info in them, but you can only find out if you look.

    I would pay for a title search on a property until after I have reached a sales agreement. If you are working with the homeowner about buying their house, tell them that you will run a title report and ask them what leins you will find on it! They will tell you if there are any other leins, and you can go to those people directly and propose a discount to them. The homeowner will know how to get in contact with these people.

    Just one more question?? Boy I wish I could say the same!.

    You need the owner's authorization in writing to be able to talk to the lender(s). It falls under the privacy acts.
