Making An Offer--when?

kingmonkey profile photo

I'm going to look at a property tomarrow, but I haven't seen it or looked at county records or anything. I know what it is worth (according to the seller) the mortgage, and the payment. Sounds okay so far but again, I haven't seen it. If it looks okay but I'm still not sure can I just take the numbers home with me and play with them to make sure they work or is it best to make an offer at the house?

Thanks[ Edited by kingmonkey on Date 02/09/2004 ]

Go check out the house, ask the owner
    this question:
If I could pay cash and close quickly, what would be the lowest you would take?

If the price is still too high, ask him:
So you are saying if you dont get -----
    you wont sell the house?

    Then ask again:
If I could pay cash and close quickly, what is the lowest you would take?

You might strike a deal on the spot. You might not. If not, go home, write a formal
offer, send it to him. Then follow-up
every week until it is sold.

king, if it's a tremendous deal - doing what the post above explained (3 questions all the same) - then go ahead and make an offer on the spot - of course make it contingent upon a title search and inspection (personal at least). otherwise, just grab all the numbers and tell them you'll have an offer on the table within 24 hours. get home, crunch nubmers, submit the offer, then wait!

by all means, always include the contingencies to verify clean title and check the place out with a handyman or licensed inspector if they allow.

    good luck!
