Investor Partnerships

Hi!

Me, a new investor, and my partner, who is a RE agent, are considering starting an Investor Group in Denver that works as a partnership, meaning 20 people pitch in $10,000 and we use the $200,000 to loan to members of the partnership for down payments, fix up costs, etc. Some of the investors in the group could finance properties as silent investors and the whole partnership shares the profits. The idea would be once the partnership started growing, it could make cash loans to members to acquire properties. Anyone have any experience in this or could point me in the direction of any similar groups doing this or books/websites on the subject?

    You can always refuse to accept the conditions of their appraisal objection and stick to your guns. It all depnds on what price you are getting for the place, how quickly you need to sell ... etc. Like you hinted in the title, you can negotiate all you want till either party says "Enough".

    Keep in mind that you should have an attorney or real-estate agent help you wit the language, however I would say something like the following..

    Seller agrees to make the requested Repairs per request for repairs number (/) dated 00-00-0000.

    The following are the items the seller does NOT agree to make per the request for repairs number (/) dated 00-00-0000.

    All repairs to be completed in a workman like manor, by the seller or an agent of seller, at sellers’ sole discretion, irrespective of license or non-license status.

    In Lieu of the repairs seller agrees to pay to Buyer the sum of ????? which represents the total consideration due for all requested repairs now known or unknown. Including but not limited to request for repairs number(/) date 00-00-0000.
