All,

After much credit clearing battles, all negativity is off of my Credit Reports. I should be at about 670 or 680. Anyone know easy to deal with Lenders from this site whom they have personally dealt with, and also, this place called Money Solutions USA contacted me some months ago and said thay could get me 95% LTV. Is that possible and has anyone used them before with success?

    Depending on property situation and income is it possible to get 100 % or even 103 % loans. Quite common.

    The 95-100% loans are usually only available for owner occupied properties, or non-owner occupied rentals four units or less. If you haven't looked, check out the lenders tab above for your state. It should show some good programs.

    When I was looking I did an internet search for mortgage brokers and just started calling. I was quite surprised at some of the programs available. Of course, I was actually looking for a commercial loan (commercial property or anything above 4 units) so they couldn't help, but the programs were great.

    You might want to offer a few more details about the type of property you want to buy. But if you just start calling you should find some good leads.

    Ask for references, and check them out at the Better Business Bureau.

    I have heard of 100% loan for investor with a score of 620 or higher. Would like to check into that too. I am trying to put together some condos and need end loans for investors and owner occupants both. PM me if you know how and who does these.
