Does anyone have a good way to find comps? I'm trying to find sites that will allow me to see the comps in the area, but everyone wants to charge a fee for this access.
I tried contacting a few realtors out of the blue and asked for help finding comps. I am still recovering in therapy from the manical laughter and the repeated slamming of phones. I use www.domain.com, but it usually won't tell what the house set up is (bdrms, bth, garages, etc). Over time however, I found a few realtors that would run comps for me but only after I had put some deals together on properties they listed. Good luck!
A lady posted last night, she said to contact your local board of realtors and ask for the public access website for the MLS. It appears to be current listings only. Worth a try.
I believe there is a pretty good site in the links section, you just need to type in the address and houses that have recently sold closest to the address will come up. you can also subscribe to the M.L.S. for i think 250.00 a year, or just call your local realtor but dont act like an investor, and tell them your looking to buy a house to live in in a certain area and were wondering what some of the prices are.
Try www. www.homerader.com works well in my area. Realtor and title companys have access to the best comps. In my area at least homerader seems pretty good.

but they don't seem to have every house in their database and it seems to be out of date, but it is a fast way to get comps. In some locations it is up to date but not all locations.
Look in your phone book under property appraiser for the county. Call them and get their www. Go to it and follow links. Thats what I do and it gives EVERYTHING about the address and I MEAN EVERYTHING !! Owners, when sold,how much,size,amenities,taxes, you name it, it's there. Great wealth of info.
I use yahoo often also. They won't have hundreds of listings but they usually have a few current listings. The nice thing is you can sort by date and location as well as price and size to really draw a comparison with your property.
Most counties that have assessors office online may have a similar tool that ties into the actual property address.

comp = comparable. A similar property to the property in question used to compare the price of a given property against one that has recently sold in the area. (Man that definition is ugly, hopefully you can get something from it.)
Becareful with the county tax records. They typicaly list assessed value and a Fair Market Value (FMV). Neither of these numbers should be used as comps. The FMV is usually below the true market value of the property. Tax guys don't want folks yelling at them about property values.
Also, anything you find on the internet is going to be outdated information. You really need information that is no more than 6 months old. Only place for this is the MLS. Find a good agent.
Make friends with a local realtor. They are, for the most part, pretty helpful from my experience...

What town/state are you trying to pull comps for?
A realtor in that area is probably your best source of info.

I have to agree with some of the information I have read in here. But I too have had a hard time findin a Realtor to give me comps.
How would you approach them. I have tried every way possible, and they do not want to hand over comps to properties.
Any suggestions?
