Just found this site and have not read a lot yet. I am not familiar with some of the language that is used here.
What is a birdDog?

Here some background:
I want to learn more about REI in general and maybe specifically in lease purchase and notes.
Near term goal is to create either some steady cashflow ($1000 per month) or some lump sum ($10000) within 1/2 year.

Some background:
Have some home owner background in real estate (rural 10 acre property (sold) and bought a 1500sft 3bed 1bathroom house 6 years ago) and purchased with a partner last October a commercial property which I am currently renovating, soon to be partly rented out and partly used by myself. Both properties are owned right out, not debt on any of them. The combined current value of resident + half the commercial one is around 250K.
Our (married, community property state) credit rating is excellent, according to one local bank I worked with on potentially financing the commercial one, which we then bought out right.
Some smaller amount of investment cash is available.

Some additional questions:
I would like to find someone who would be into mentoring with a fair arrangement for both of us?

And then, should I attend this (see below), would you?

    A bird dog is someone who does the leg work i.e. find properties. Many professions that involve sales have ‘bird dogs’ to help them. Any referral may have a bird dog fee. Generally, within the same industry bird doggin is legal. However, when one is crossing over to different industries there may be legal ramifications involved.

    I too am new to all this and I am trying to gather all the info I can. I went to a "free" seminar, probably similar to the one you are talking about. I went to Robert Allens thing and was eager to find out what it was all about, sitting there for two + hours it all sounded pretty good, then the $3,000 price tag came about for the real three day seminar. I passed at first, then thought about it, I did what all the info they were offering but before I was going to fork out that kind of money I did some Internet research on Robert Allen and could not find one good review. In fact, it turns out that some of his partices have landed people in jail and this real estate "Guru" has claimed bankruptcy. My advice to you is to spend as much time as it takes to find some reviews on your particular seminar before you "jump" in. A couple of hours on the net saved me $3,000.

    I'm relatively new here too though I used to be "nicehouse" but I couldn't log in so I'm back as "equities." Anyway I'm open to learning more and so far I have read Carleton Sheets for the basics and purchased books from Amazon. So far I have three properties... all SFH. Anyway I'm looking to learn more.

    here you will find a lot of free & meaningful info, there is also products and services offered on this web site for sale also of much value

    You will also find a lot of wanta bee's and ones who know there stuff. kick the tires so to speak. Over all the time is well spent and very informative.

    And remember "No venture No gain"
