Finding Investors

As a former L.O for a mortgage broker I often get referrals from friends & family of people that need are in desperate situations(i.e...avoid a foreclosure) & can't get conventional bank financing for one reason or another(usually credit), yet at the same time these people have other things going for them such as equity, good income and so on. How do I find & get connected with investors that may be able to help these people in one way or another & at the same time make $$$ for myself?
