Finders Fee

How do you go about presenting your finders fee for a property that is about to be placed on the market?
This is something you want paidupfront and not @ closing

    How about a contract signed between you and your prospective buyer that states that if they buy or refer another person to any property that you find for them withing 180 of the date you present the property to them, that they must pay your finders fee at closing if they purchase it, or immediately if they refer someone else (and you can prove the referral).

    This is all about trust, but don't be naive. Try to find people you can trust., but always use a written agreement/contract.

    Can i also attempt tolookfor a "partner" that would put it up.
    I also considered placing an ad that reads" looking for is a private investor that is interested in property purchase @ or about $xx.. Payment of the assignment fee upfront and proceed from there. In essence they would need hard cash. Any feedback/comments?

    Instead of a finder's fee,can I look for a partner and offer % of equity to assist in obtaining the mortgage not the title? :-?

    Nic,

    A couple of things. First, if you take Robertt's advice with regard to the contract, check the laws in your state first. That written contract could constitute brokering real estate without a license. If you get convicted of that, it will not be a good way to start your career.

    Second. Read up on bird dogging, and wholesaling.

    Third. Go to your local REIA. There are plenty of investors there to work with, and learn from.

    can you offer that to a partner or in that area for assistance in accquiring a mortgage?

    since we are talking finders fee and such.

    Has anyone worked with national "We Buy Homes" companies?

    I found a few and contacted some investors that work in my state (those that were listed), others just have an online form you fill out and enter your finders fee then they make the contacts for you.

    Any word or expierance with these types of companies?
