Efficiency Vs. Studio -R.E. Terms

I see both terms being used within the same ad. (ex. 18 units; 6 Efficiencies, 6 studios, 6 1bd/1ba) Can someone clarify the difference between a studio and an efficiency?

    what is going to make the sale price any lower buy doing a land contract?

    If the seller wants 500K for the property, they are going to want that about any way you finance it.

    If they have equity, why would the sell subject-2? I personall do like sub-2.

    As for a lease, that might be an option, but is the rent going to be priced too high?

    Just food for thought.

    Owner seems to be comfortable with having her payments taken over -- so that she is not making double payments. Would be willing to add a couple hundred....... Also offering (negotiable) 2-3% of current home appraisal as a option consideration
    Any other suggestions/recommendations?

    Carry costs
