Building A Base Of Investors To Contact

How does one go about locating/contacting RE investors that they want to do business with or be mentored by?

I am interested in bird dogging and I got John's manual already. It seems that over the last couple of weeks, decent RE deals have come across my path but, I do not have an inventory of investors to contact - quickly!

I already know that one method is to become a member of the local REI Club and to use the affiliation for networking and learning. I am interested in hearing about other methods for meeting investors. I live in New York City so I am especially interested in hearing from any of you that are doing business in my area.

    Try this little trick I use to meet Landlords with PROBLEM Properties (Potential MOTIVATED Sellers) --- whom Also may be a GOOD SOURCE for Your Deals Requirin a CA$H Investor...

    Look up the Kings County (NY) Landord-Tenant Eviction Filings.

    Highlight and copy ALL of the individual Landlord names and look them up either 411,
    White Pages, or
    Yahoo PeopleSearch.

    Call them and leave a message that you saw them listed in the county eviction filings and wanted to know if you could BUY their property...or
    Would they like for YOU to BIRD DOG to locate EXCELLENT RE DEALS for THEM???

    Leave you name and contact number... And Tell 'Em that you are |"NEW, EXCITED and VERY VERY MOTIVATED to HELP THEM FIND GREAT PROPERTY DEALS."

    Every ad in the newpaper or bandit sign reading I Buy Houses are your potential clients. The investors advertising are pro active investors meaning deal with the ones doing something not just sitting around.

    Give then a call tell them what you can do for them or how they might help you understand what they are looking for.

    Newspaper ads do work, I recommend Sunday or Wednesday for running ads. Sunday has the largest readership next to Wed. which is coupon day.
