I plan on eventually getting into commercial real estate and was wondering about the best way to get started. I plan on taking some courses and don't even mind working without pay to learn. Are some other creative ways to get started? Please advise.

    more and more people seem to be interested in ciommercial, so you might ask at REI clobs to see what's going on.

    I shadowed a couple deal that I could learn and understand how things worked.

    Then I was introduced to a commercial developer / broker and thingsreally too off.

    Sub. to, lease option, wraparounds, seller finance, seller carry, wholesale, rehab, etc.

    These are ways to buy Real Estate....not just homes.

    I work for a nationally known commercial real estate firm - they handle everything, developing, managing, brokerage, consulting, etc. I've learned a great deal working there and have used some of thier resources in my own investments.

    That is one option or if you can do this w/o the need of monthly income, then spend as much time as you can at local real estate investing clubs.

    The best thing you can do is start talking to any and all people. Someone might be increasing their portfolio where they're looking for a partner or assistant - you'll find these people or network toward these people at real estate investing clubs. Good luck!

    This advice applies to any type of real estate investing, but even more so in commercial transactions. Always surround yourself with a good team. You have areas of expertise, but you can not know everything. Carefully select and constantly improve your team, which should include a good real estate attorney, tax attorney/CPA (I use tax attorney when structuring deals and CPA to file tax return), good commercial broker that can provide all necessary services (brokerage, management, etc.), title company, escrow company/department (check financial strength - I use escrow department of title company for strength), 1031 exchange accommodator. Listen to their advice and use it.
