Found Buyer That Whats To Trade Houses

Please let me know if this will work:

I am selling my house for $330,000. It has been on the market for 1 week, has had 3 offers, but they are all contingent on the buyers selling their houses.

One of the buyers has a house in a very nice area, it has been on the market for 1 month with no offers at $414,500. The agent says the comps are at $425,000. They fell in love with my house and really want it, but they have to sell theirs first. I offered to buy their house and sell them mine to get them in it really fast, because mine will sell soon, and they do not want to lose it. They do not want the payments on a $400,000 house anymore

Here is what I'm thinking:
Accept full price for mine, $330,000
take off the commission of 6%, and closing costs on their house, since I will pay those when it sells, but work a deal with the agent to keep it listed, while I give it curb appeal. So that brings their price to $389,000

Offer them a lease option at $374,000 with a down payment of about $50,000 which they will in turn use to finance my house, so they will be able to move into my house for no money out of pocket. I will then make their payments on their previous house, until it sells.

There is really no work to be done other then new plantings, and new paint, and little updates around the house.

Is a reduction of $15,000 enough, or should I ask for more?
