Geothermal Heating/cooling Systems?
Does anyone have experience with geothermal (GT) heating/cooling systems? The gas pack system in the house we bought a few weeks ago is completely shot and since I am looking at a complete system replacement... I am exploring all alternatives.
Some of my questions: My understanding is that (recurring) utility costs are significantly less that traditional HVAC, is this correct? How did GT system impact resale/valuations? What is the maintenance history with these systems?
I still need to look into grants and tax credits....
Depending upon the GT system you are looking at, it might take 20 years for you to recover the costs of the system with the utility bill savings you might realize
There are many types of geothermal. One is to tap heat from the rocks or steam deposits "deep" in the earth. The other is a heat sink/source(forgot the technical name) where,"just" 20??? feet down the earth is a constant temperature. buy using a heat pump, you can dump the excess heat into the ground, an in the winter only have heat air from say 50 deg. down in earth to 70 to use for heating.
There are tax credit and for certain larger commercial project where other perks were involved it made sense.
Have not seen any alternative heating/electrical source that make economic sense of say payback is <=5yrs.

There are many types of systems available including GT......right now I am doing solar on a home however its a million dollar home of which they will live in the rest of their lives.....of course of ROI is at least 15 years if not more...........and with that said what is more IMPORTANT and cheaper is doing a better job at insulation and draft proofing the home.
I not only build homes but I inspect them all the time.....I use thermal imaging in all my inspections and it is amazing the amount of heat loss I find even in new so called well insulated homes.
If this is your personal home that your going to live in then that one thing.....but if this is an investment that you may flip in 10 years or so.........I would opt to spend money on items that help get better use of the energy your paying for no matter what means you are using to produce that energy.
