Why does a rehab person need someone else to find them properties?

If I understand the basic's of wholesale flipping. I would find a house that might need some work and pass it on to a contractor for a small profit, and let them fix it up for a larger profit. ( Please correct me if I am wrong about this). My question is why would they need a middle man to do this. Why not just look for properties on there own that would need fixing up? Thanks in advance.

    Are you asking why the rehabber needs someone to flip them the property? Maybe they are too busy working on a rehab project(s). They rehab and don't have the time to drive around, look at court house papers, etc, thus they need the flip person.

    I am using a realtor at the moment to get the exposure. I hope that once in agent into a few areas I can get people to know me and I can the deals on my own.

    Everyone has their own technique on getting properties I guess.

    A rehabber can and will find properties on his own .... however, if I have a property with good potentials, a rehabber is always interested in making money and if he is too busy, he has a partner that can take over.

    The point is that there are many rehabber out there looking for deals. And nobody will say NO to a good deal ...
