    Yeah when you think about waiting on a paycheck every two weeks for all your hard work (that is making other people lots of money) you realize you need to focus your potential in other areas as well if you want to be independent.

    I am going to finish college in about 6 months am I will be moving back to Atlanta. I want to get in the RE business but I think Atlanta is becoming to overcrowded with RE investors. I think there is no real value it is a lot of investors buying from investors. This is way I want to invest in Florida it is the second highest value appreciation state behind
    CA.

    I can give you contact info for some wholesalers here in the Atlanta area. Let me know if you are interested.

    RE is not overcrowded in Atlanta. With about 3500 foreclosoures a month, there are more houses than investors. Find a mentor and jump in.

    Not to draw visitors away from this site, but have any of you looked at the message boards on the Georgia Real Estate Investors Association (GAREIA.org) site?

    You will find numerous wholesales there, and can see the competition, what you will need to do to market, and you can see some of the pitfalls that some wholesalers fall into.

    At the very least, attending their meetings will network you with other investors.

    So what is the better way? Try to take money out at closing? Or get the house and then do a refi. to get the money out?
