Don’t take this as gospel.
To do this you will have to have clear title. Some lenders may get funny if the house is dilapidated. With clear title and minor cosmetic repairs I don’t see why this wouldn’t work.
Sounds solid. What kind of repairs are needed?
Flooring throughout, painting throughout, ceiling fans throughout, both bathrooms, some sheetrock replaced, redo roof, tear out sidewalks and single driveway and repour sidewalks and double driveway, new appliances, replace all windows, back fence needs some work, and some landscaping.
Also, my brothers and father and I are going to be doing all of the work except for the concrete ourselves. This is "my" first deal but not "our" first rehab.
