Wholesaling Lots

Is there anyone out there who like to primarily wholesale land, lots, and acreage? I am taking a course right now, it doesn't get into it much, but it's something I have been thinking on and off about as I read through.
Just wondering if anyone does this kind of wholesale on a regular basis. If so, ...how's business?

I'd be interested in knowing what's covered in the course on land.

I also would be interested in anything about land purchasing.

Right now I am gathering in fill lots. Name your dirt here in the San Fernando Valley, I have probably seen it.

You name the method I am probably using it. Where I cannot buy, I write some of the strangest leases the world has not seen since the time of Eliz da foist. Woolsley did a few numbers and I think set up the whole pattern of Crown Land and Church Land. Well change my name that is what I am doing. In my mad desire to change the Urban Mix, I am attempting control over any vacant lot that I chance to see.

An Example: Nice elderly gentlemen owns a house on two lots. House straddles one and the other one is a sort of resting place for old cars, a plow and the remains of a rather remarkable boat. Looks like the predecessor to Noah. Anyway he will not sell, but he needs money, has a secret vice, you will never guess this one is really bad. Stamp Collecting! The guys a feak on them.

Well I need the lot so I offer to lease the lot and after an awful lot of back and forth he leases me the second lot covered with junk for $50 a month. Imediate possession and the payments to start 30 days after completion of the house I shall assemble out of old containers. The period of the lease? Yes it is, just like in Elizabeths time. 99 years. I have the option to purchase it at appraised market at any time during the 99 years. Also he will subordinate so I can obtain financing to build the house.

Of course he is in his 70's so this extends way past his time on earth. I of course am in my 80's but as you know I shall be here for a long long time. Seems that so many attornies have died recently that Hell is full so I must wait my turn. Last time I talked to him the estimate was over 100 years. Oh well..

    Cheers. Lucius
