Either have an attorney draw one up, or look on the web and find your state realtor's contract, usually those can give you a real good idea of what to be looking for
For the most part any contract that does not have the non-assignability clause in it will work. I would recommend that whatever you decide to use that you have it reviewed by an attorney. There are contracts that you can download for free on the web as well as contracts available in most courses.
