What The Heck Is A Roof Certification?!?!?!

Hello all,

I have a deal in the works that is about to fall apart because of a crappy appraisal. The appraiser didnt know what he was doing and that set the alarms off with my buyer's lender. They sent their own appraiser out and now the bank is saying that the need a roof certification. The appraiser said that they don't certify roofs, so who does. I REALLLYYYY need your help. Thanks, Has
Oh yeah, the appraiser I sent out also wrote on the report that its the same roof on the house since the 1950s which is a lie and they know that also, whould I have them redo the report and change that?

    Let's see if I understand this: You had an appraiser perform an appraisal and the Buyer's bank ordered another appraisal after seeing the original. Correct? You might be aware that lenders' always use their appraisers, not the owners, or anyone elses. I would contact some local roofing companies and request if they perform roof certs. A roof certification is a warranty/guarantee that a roof will last for say five years. The Bank wants to make sure that the home is not going to need a new roof shortly after the buyer occupies the home. If you cannot receive a roof cert, attempt to install a new roof and increase the price by a portion of the cost. The home is worth more with a new roof. With a roof that is seen as old, any buyer (and their banker, and appraiser) will want a assurance that the roof is in good condition. When I purchased my home, the inspector stated that he thought an appraisal would call out a roof cert, it didn't, but the roof did need to be replaced in 8 years though. Good Luck.
