When I find a run-down, or vacant home, what should be my next step?

    Do your Due Dilligence... Find out the owner information, get comps from local properties in the area.. You want to be armed with as much information about the property that you can.. Then approach the owner however you see fit, phone call, mailing, knock on door....

    For a well layed out play I suggest you make a small investment in one of the courses sold here at TCI

    I do not want to be brash with you but all 3 of your post show that you have not taken one vary important step as a future investor and that is to study real estate investing.

    I highly suggest going to your local library and read up on this subject and your next step should be to the used book store and pick up a few books on creative investing and after reading up a little take a course or two on the subject that you have an interest in and go for it.

    If you don't like to read, look for a real estate investing club in your area. The one I belong to has seminars all the time regarding different issues.

    Well...

    Whether you pay a little for the home study course now and be done with the lesson, or you'll pay for it a lot more later on for the same lesson.

    there are two ways to learn, "the easy way & the expensive way".

    In all honesty, it would take an entire course to explain to you the next steps, an article would only leave you with more questions.

    With what you said in your last post, makes me think of a surgeon saying "I can't pay for medical school right now...not until I've perfromed my first operation".

    Good luck though, and again I recommend the easy route.

    You can purchase Ron Legrands Wholesale/Retail course on Ebay for a couple hundred bucks.
