What Are All The Steps Needed In Order To Flip?

I am new and would like to start out by flipping properties however I am not sure of exactly how to go about it. What do you do after you think youve found a good deal? What are the steps in order to put a house on contract after youve discussed it over with the seller? Any help would be appreciated! confused

    The first thing to do is get educated. I'm not trying to be smart, but you really need to invest in wholesaling course. I am also new, and am using the Ron Legrand course. It is very informative, and has helped me tremendously. I am by no means a shill for Legrand. I will be closing my first 2 deals in the next 2 weeks and will gross around 14k, for about 10 hours of work(thats a high estimate of time put in).

    I had a contract on a house and then ran scared to go forward and pursue the rehabbing/renting/selling. I therefore went to the local paper ads which state, "I buy homes". These ads are placed by investors.
    What I learned: most would only consider looking at the property if you could show you purchased the property at 70% or less.
