We're Ready to Invest.....

Okay. I need advice. My partner and I are going to invest by taking properties "subject to" the existing financing but before we begin, should we qualify for a loan? She has excellent credit hence the reason she is my partner. I just want to have backup funds just in case we can not buy a house using creative financing. I would appreciate advice from an experienced investor. Thanks.
