    Ever been there? Salt pan desert is cheap- watered land is another story...

    Probate is a very common thing, but I am sure if varies from state to state. Probate is just a "process" that the estate goes through to handle transferring of the assets and make sure there are no other claims to the assets of the estate. You would have to get a P&S signed and then the attorney handling the estate presents it to the court during the probate procedure. Just so you know you can lose the property at the probate hearing, though not common it can and has happened. Say you agreed to buy it for $100k, I can go the day of and tell the judge that I will give $110k for the property and he can decide to release the sale to me.

    I would speak with a realtor/lawyer who is familiar w/ probate in your area. Here there is a 30day wait period, but it can be waived with a form if there is only one person who is the sole heir to the estate. Otherwise you will be looking at 30-90 for the probate procedure to be done with. It can take longer if someone else makes claim to a part of the estate or if there is some disagreement as to the final will. That is what probate does

    very good reply. I use a local paralegal to do the legwork and a probate attorney to sign off on everything
