Under Contract Need Buyer

I have a property that has 2700+ sqaure feet, (including the basement), in a neighborhood that has nothing really close to compare it to. Because the basement is finished and heated and has almost 1000sqft it is a definite upgrade. The house is in a neighborhood that traditionally has houses selling for $70-90K and comapres to houses a few blocks away in the $120-140K range. Because people are looking at the location and homes near it, there has been a struggle to move it. How can I get closer to the $120K price, and find a qualified buyer? Should I try to renegotiate with the seller to reduce the price so that I can reduce my asking price closer to the $100K mark? <IMG SRC="images/forum/smilies/icon_confused.gif"> [ Edited by dapperotp on Date 11/10/2003 ]

    Besides price, is there something else which would prevent this home from selling at the $120K price point? If the asking price is well beyond the value of the property due to location, the seller must come to there senses and be reasonable.

    If you make an offer and it is rejected, maybe the owner will counter with a realistic price. (obtained by the due diligence effort.)

    Ok, maybe there needs to be a point of clarity. The original owner was trying to sale the house. I came in and put the house under contract to sale. I am at the same price that she was at and am looking to be flexible in my terns where she was not. I need to at least be able to clear the house at or about $100K+ to turn a small profit, pay her off and walk away with some cash in my pocket. My struggle is getting serious buyers and not the lookie lou's. How do I decipher though and around them? How can I best get the right people in front of the house? nullHow can I best get the right people in front of the house?
