Title Seasoning

any one know of any lenders that does not care about title seasoning that covers the ohio area. if so could you guys list a few? :-?

    Do you have Wachovia, Washington Mutual, SunTrust, Nations Bank, Chase, VA Loans? Almost any of the large conventional lenders do not care about seasoning.

    Why not? You never know who you are going to meet. As far as knowing what to offer, you should research the areas you are farming and know based on sqftage, bedrooms, land size, etc, what would make a good deal for you.

    Welcome to this wonderful world of investing! You will find answers to many of your posted questions already answered on this site. We do have some gurus to guide us.

    Farming is more than driving. It is also making yourself an expert on property values. Start with a small area, and study the activity in 400 to 600 houses. Call all the realtor signs and talk to the listing agent. ask how they got to that price. Call the FSBOs to learn the market and values. Maybe a realtor will email you all houses for sale in your farm area.

    When you know this small area, you can enlarge to adjoining neighborhoods, but be careful. High and low priced developments often touch each other!

    There are many ways to buy properties. You will need to learn one or two of these to start with. You can get good info in the various forums, which are named for their buying strategy, such as "subject to" and "Lease purchase."

    Most newcomers to investing will need a year of intensive study before they use creative means to purchase a property. If you pay a guru to mentor you, you can get started in 60 to 90 days, but you will lay down $3,000 to $10,000 for the mentoring programs offered by gurus.

    Go to the library and check out some books, saving your money for your first deal. This site is excellent. You will learn a lot here, but remember, a high percentage of people on this site are still wannabees. They talk of what they hope to do as if they were experienced authorities. After a while you will know what names to look for. You can actually search for all the comments by a guru on this site and learn a lot.
