Tale of two cities?

Anyone that can help with this please reply. I have contracted a property in San Antonio and wish to wholesale by simultaneous close. I am in DFW and the seller is in DFW. Buyer will surely be in San Antonio. I'm thinking the only way is with a title co that has locations in both places. Does anyone know of an agreeable title co, or a better way to do this? Thanks to all

    Here is what I would do:
    Get the seller to sign a "Power of Attorney" with the stipulation that any money owed to him at closing be mailed to him at (seller's address). That way you have the "power" to sign for the seller at the closing.

    Find out what the seller wants to do about the situation and let us know what happens.

    Thanks, that could work. Also, seems like this might be an easier way to do deals. It would call for some trust on the part of the seller. Is there a way from the sellers point of view that he could be assured of getting his money? Wouldn't it avoid double closing costs?
