Red Flags

I was reading another Subject To article and it was talking about not raising red flags that the property ownership has changed. It said that it was unwise to buy properties that were delinquent on their payments because a lender would take notice of a payment out of nowhere and the bill getting sent to a different address. What if you are playing to live in the home, would that make it more safe to buy a home that was only say 3 months or less delinquent?
Also, if no one is notified of the change in ownership, and the mortgage bill is still being sent to the same address and the sellers name is on the bill, isn't it illegal to open it or does the paperwork give you permission to do this?
One last thing:
If you move into the house and don't change the phone number, what do you say if the lender calls and asks for the seller, and if you do change the phone number, do you have to notify the lender?
