Does anyone use this resource to pull comps? How reliable do you think it is?

    I've had occasion to use RealQuest to do "straight" searches--ie, pulling properties up based on certain search criteria, but not extensively using their automated valuation programs. I have not had particularly good experience with AVM programs.

    RealQuest is OK. However, if the area you want to check out has an online governmental database, I would use that instead of a "secondary" source.

    In my area www.RealQuest.com is the most important TOOL that I have, I wouldn't purchase the AVM service because the COMPARABLE SALES option does it all.... You only want to see houses that have sold of similar specs in that area, it's never disappointed me when determining an ARV......

    www.Realquest.com allowed me to get FREE access to MLS in my area because the realtor is an investor also and MLS won't do everything that www.Realquest.com offers. So we just trade access...

    The database is unlimited on what it can offer as for as locating owners, absentee owners, comps, tax values, sales history, transaction history, etc....

    I'm not sure how I would do my biz w/o it....

    I bought access to Realquest thru the GaREIA for 2 counties, and it was pretty cheap that way. You may want to look into it, but the version you get through them is very limited in the things it can do. But, yeah, I think it's worth the money you'll spend on it. Keep in mind, however, that Atlanta is the fraud capital of America at this point, and you have to actually drive and look at what it calls your comps, 'cause there's been so much artificial inflating of values that it's ridiculous here. Especially in certain parts of the city...
