I appreciate your feedback. I like your suggestion of asking for references on other deals that have been done. I actually bought my first property on an assignment...and either I am a sucker or just naive, but I gave the guy 1/2 of his fee up front and the other half made it into the HUD 1 and he got paid that at closing. It just seemed like the right way to do business and the guy with the contract was great to deal with and I felt pretty good about the situation I was getting into.
I guess one key is to develop a relationship with rehabbers that I know will close the deal...not just farm out wholesale deals to anyone that can sign a contract.
This gives me alot of great stuff to think about.
