Quit claim vs warranty deed

Hi people at tci thanks for your advice I have this property from a couple that I neeed some help excuting the deal. I want to know if I should choose to have the couple deed me the house should I a quit claim the deed with the couple and have the couple sign a limited power of attorney so I may represent them at closing or get them to sign a warranty deed out right. also I promise the couple 5,000 dollars should i put this consideration on the deed or pay them after the closing with my portion. They owe 95,000 but the house is worth 125,000 easy and would propably sell for 120,000 in a month. smile
