"Quiet A Title"

I have been informed by a title insurance company that in order to sell my land I will need to hire a lawyer to "quiet the title". I have a full warranty deed on the property but they claim I still must have the title quieted.What all does this consist of and how long does it take?

    (Reply to response by JohnLocke), thanks for the info. The only reason I was given for the need to "Quiet the Title" was that the previous owner had purchased the lots at a delinquent tax sale held by Saline county Arkansas Land Commision due to delinquent taxes. All waiting periods were abbided by. Why would this require the need to Quiet the Title?

    Just a guess, but it looks like a filing was not done to release the property from the delinquent tax rolls even though the waiting period was adhered to.

    It is not uncommon that sometimes folks to do not follow through with the entire legal process and figure just because a waiting period is finished they think that is all there is to the process.

    Then just file a Quiet Ttitle Action if you want the lots.

    One question why is the realtor trying to sell you property that apparently they had prior knowledge that there would be a problem with title insurance?

    Seems the realtor should have some responsibilty here as they are required to disclose any problems through there own due diligence.

    Its an issue for the title companies because they arent sure at what point the former owner/tax payer can resend the tax sale therefore they are not willing to issue a title paolicy which they would be on the hook for...

    Youre correct this person needs to begin a quiet title.
