Every county works in a different way and have systems for recording the documents differently too. You must find out from each county how and where you can find Notice of Defaults (NODs) or Lis Pendens. You have to ask to find out. Then you can start marketing to those people.

you will have to pay for the list in Dallas. look for the roddy report. they come out with a list for the dallas area counties 21 days before each auction which occur on the first tuesday of every month. The reports are $390/year and cover only the foreclosures in dallas county. there are about 1300-1400/month. This is a HUGE undertaking, since you will need to do research on 10-20 times as many homes as you want to buy since many will not go to auction, and you will not be the only one bidding. Also, do your homework, there are a LOT of risks in foreclosures and it is easy to get badly burned. But there are upsides too!!!

    Helpinghand,

I live close to Baton Rouge and am fairly new to the REI business. Drop me an email at **Please See My Profile** The NODs are published in the weekly papers in theBaton Rouge area. Many of them are "dirt cheap" and oftentimes very desperate to sell (i.e. "motivated"wink. No redemption period in Louisiana.
