Please Help Me Construct This Offer
Seller wants $50 K for an 3 bedroom Ugly house. She allowed us to inpsect the property which we have done and it is not worth her price. There are two additional structures in the rear which also need work. One is a 2 br and the other is a 1 br.
The main house itself is slightly leaning and needs roofwork. The structures in the rear are little studios which need repairs too.
My novice eye guesstimates the repairs to be about $25K which could be high.
Comps are between $99 and $128. The neighborhood is nice and Im pretty sure I could wholesale it if the price was right.
Any suggestions on how to construct this offer would be greatly appreciated.

Sounds like if your comps and rehab figures are on point you're coming out on top. Make sure your offer has a structural clause to protect yourself in case the repairs are more than your estimate.
