Thanks for your reply. All are options considered. We typically run with hard money because of the volume of deals we do. Banks slow down the momentum. On a different issue, do you participate in a local investor group? I have a partner in Austin, looking for a place to hang out.

I am not involved in a formal investment group, but have been thinking that I should start looking for one. Would be happy to touch base with your partner here if I find or if he wants to possibly get a new group started. Let me know.

If you are truly serious about acquiring the property, do a home inspection.
