Obtaining Comps.

I was curious as to how everyone goes about getting their comps. I know there are services you can get them from as well as just getting them from your realtor. If anyone can reccomend a good method of getting comps, it would be greatly appreciated. I have been using my realtor, until some of her comps were WAY off and almost cost me dearly. Thanks in advance.

    Hello again. Thanks for your last response. Sorry it took awhile to respond, had computer problems.

    I agree and have thought about the same thing you mentioned about who the buyers would be in the area. In fact that was one of the considerations i took and debated over when deciding what floorplan to get. I was thinking that i would be limiting my market by getting a 2--story home since more and more people are looking into single story home, esp as they get older. Unfortunately, you cant get the same sq footage for a single story home as u would for 2-story, obviously bec of cost.

    Back to my original question,,, well part of it. - Do you or anyone know of a way to take money out from the property at close of escrow, or soon after? - Assuming there is equity by then, can I get a HELOC at same time, or shortly after? or at purchase, get a loan equal to "market value" or close to, at that time and cash out? - or would I have to close escrow for the purchase price, refi right after and cash out? can i even do that right away? is there a loan that doesnt require seasoning?
