Newbie Seeking Some Sort Of Help On Goals....

Hello everyone-
This seems to be such a good website! My husband and I are starting to get into 'bird dogging' and yet don't know what kind of realistic goals to set.... We know there is a TON of potential, but what about goals? We want to flip our first house by fall of this year.... Still researching, getting educated, etc etc.... But once you know what you're doing- and in a decent market (such as Sacramento- avg of 2400 houses in preforeclosure status/month) - how many flips would be realistic to expect of ourselves in a month/year/whatever? I've read a lot about making sure to have good investors lined up beforehand.... still have to get that part taken care of as well. Any ideas/opinions anyone has is greatly appreciated! wink

    Have you found a mentor as yet? If you find a good one, he will help you set you goal. The most mportant thing is to make your goals flexible. If you are having a good month, revise goals, and vice versa. You change your goals, do not let the goals change you.

    what's the best way to find a mentor and how does that relationship usually work out? ex) free work for mentoring? I've only read about mentoring on what's posted in these forums, but don't really know how they typically work....

    Hello benandriss,
    If you are getting into flips on pre-for's, post a message on this board asking for a mentor in that area. Also join a local REI club and look for someone who is doing the same thing. The reason an REI club is so important is that you may think that pre-fors are what you want to do, or they may look easy, but when you actually start, they may not be your cup of tea. If you meet investors in your local club who have different skill sets and interests, they may be able to show you different ways to "Skin the Cat". The REI community as I have learned is always willing to help. Just ask and I am sure you will recieve. Just make sure you are comfortable with your mentor and he/she is comfortable with you, and that your goals and expectations are the same.
