    How much time do you have to do the research? Single family homes are the best way to start but condos have less headaches. Get more experience before tackling multi units or commercial.
    Also know a good title company they can work wonders clearing the mine field.

    Agreed.

    And, consider wholesaling instead of bird dogging. Ad a couple more details to the bird dogger's job description and make much more money. If you do your homework on the property and negotiate the contract instead of just handing it over to another investor, it pays very well.
