New Deal Looking For Hard Money

Well I do believe that my kind hearted honest approach has paid off. I am doing my first deal and I am looking for Hard money. 260,000
First the property.....22000 sq feet of home, mint condition, 13 years old, 1 owner. home inspected not one write up. 20.6 acres. This is an elderly couple wanting to retire. A fully stocked pond on the property, bass and something else...The water is pumped in from a stream, and any overflow is pumped out to another stream, so it wont flood the surrounding property. Jacuzzi bath yada yada. surround sound system pumped through the walls. I have pics.
This couple has been approached by developers, and loggers for his land and refused. They want someone to love the place, In comes me and signs them. I have 30 days, and would like to close sooner.
The tax assess is 251000. And here in alabama it is 70% of value. I have also done mls and surrounding georgious property on less then an acre goes in the high 100,000 price range.
The area is a growing community of upper class.
Any one interested?
What do I want to do? I want to let the loggers cut down the trees on 10 acres, not own. and then sell those 10 acres to the developers.

The owners also want to go with a hard money invester for their next home so a refferal is involved!
I also have another property that is 20,000 under apprais value, and am looking to lease option. !!!!

    I was just told by a hard money person that he would have to section off his land to get an app. Why cant we go with the asking price of 1 acre for 17.5 and then the house? Which in his area are going for the high 100,000 price range? Am I crazy that I cant get hard money cause the deal is toooo good?

    I just reread my post...It dawned on me that I never said that of course I would be running this plan by the seller. Just thought I'd add that!!! So every one would know that I am indeed upfront and honest. I am not trying to pull a fast one! After I read my post over it did look that way! Sorry for the mix up.
