grin Hi, I'm a newbie to the forum and to wholesaling.

I want to buy small residential homes and fix them up and then sell them. "Fix and flip", I guess is what it's called.

My son is a real estate agent here in Denver and so I can get his help as to where to buy.

I've heard that it really makes a difference as to where you buy a home on whether or not you'll make a good profit.

What/where do I look for? How do I apply for the home loan and which loan is the best?

I own a home with my husband....have for 4 years. My credit is okay and I wanna do this on my own. Do I need a co-signer for a loan?

How long does it ususally take to buy, fix and flip and what can I look for as far as profit making?

Do I need to have a lawyer to help ,e with legalities?

How do I sell the home once it's fixed up?

Thank you so much in advance. Alot of questions, I know, but like I said.....I'm new to this.

    I am new too, so all I can really say is read and read some more for now.

    I am looking for more good books if anyone knows of any.

    I do understand how you feel I do not have alot of answers to your questions. There is one thing though, here on this site they have excellent books and study guides for sale. Check them out when you get a chance. My boat is different...I have been finding deals like crazy, it's just trying to put together the finances to make it happen (credit hit hard fm divorce and stiil recovering). If there is any thing that I can locate I will let you know.

    Hey onedad42 maybe we could work somethig out you say your finding crazy deals and have no cash. Well I'm just outside Philly and my partner and I have great credit and cash but cant find any good deals in the area . Drop me an e-mail if you would like to talk...
