Need help with "subject to"...INTESTATE!!!

Ok, here's the scoop. Intestate, sister is going to be executor and already talked to her. Possible legal interest, heirs want to quit claim ASAP...nobody wants the property! How can I "assume" if note holder obviously knows owner past away, and executor already expressed no interest/involvement whatsoever. Note Balance 129K Recent Sales 146K I'm a rookie and don't want to lose this one...please help!!! :down:

    Are your intentions to hold as a rental or sell for profit? Does it need work? What is your estimated time frame?

    Thought maybe L/P; I might have some prospects already...then profit in about 6 to a year. No work, it's only year and half old...just carpet shampoo!
    As timeframe, I think their behind on Feb's pymnt, so can't wait much longer; I thought if I wait, might trigger due on sale. Any suggestions?
